Project Manager

Job description

Thorn Baker FM are looking for a Clerk of Works or Project Manager for a 3 month contract starting in June. The contract is to carry out pre contract and post contract duties for an FM company on an educational site in Reading. 

The contract role is reporting into the FM Director but you will be required to work independently , working hours will be standard 8am -5pm and we can pay on a day rate or hourly rate equivalent of £300-£350 per day. There is free parking on site

If you are based in and around Reading and available from June for 3 months then read on and apply. We are looking for someone with a background in Project Management or Clerk of Works ideally from an FM background and experience in snagging and managing contractors. 

Pre-Contract Duties

  • Review the project documents and familiarise yourself with the project inclusive of the following:
  • Specification
  • Drawings
  • Pre-construction Information
  • Asbestos register
  • Pre-start meeting minutes
  • Contractor's programme
  • Complete a detailed walk over the site to familiarise yourself with the locations and scope of the work, site constraints, potential programming, and construction issues.  
  • Meet with the key team members with an interest in the project including the Technical Asset Manager, Residence Manager/Supervisor, Maintenance Manager etc. 

Post Contract Duties

  • Meet daily with the Residence Managers/Supervisors to identify any problems with the work.
  • Communicate regularly with the Technical Asset Manager to brief them on progress, outstanding issues and risks. 
  • Complete regularly site inspections with the contractor to review the following:
  • Progress
  • Quality issues
  • Non-compliance with specification
  • Construction issues
  • Required information and instructions
  • Cleanliness of the site
  • Health and safety issues and completeness of records held on site
  • Chair weekly progress meetings with the Contractor, Client, Residence Manager and other parties with an interest in the project, preparing and circulating minutes which clearly define actions.
  • Ensure that progress reports are submitted by the contractor prior to weekly progress meetings and review issues highlighted prior to meeting.  Progress report to cover the following:
  • Programme and progress
  • Programme risks and delays
  • Required information and instructions
  • Design and specification issues
  • Health and safety
  • Monitor contractor's progress against programme and ensure this is updated for each weekly progress meeting. 
  • Liaise with the contractor to ensure timely submission of all information requests and that these of suitable quality. 
  • Review and co-ordinate responses to the Contractor's information requests and technical queries.
  • Review information/technical submissions from the contractor and provide summary to the CA. 
  • Highlight to the CA when instructions are required.  Maintain and record of all instructions/variations and assist the CA with relevant financial and technical information to agree instructions/variations. 
  • Ensure that design changes are communicated to the Principal Designer. 
  • Assist the CA to coordinate inspections by consultants, obtaining progress reports and actioning any identified issues.
  • Liaise with direct suppliers via Technical Asset Manager to ensure directly ordered items including white goods, FF&E and kitchens are delivered to meet programme and resolve any supply issues. 
  • Assist the CA with the review of contractor valuations providing input on progress of the work to ensure that this matches the sums claimed in the valuation. 
  • Complete a detailed snagging inspection of the work at completion and prepare a snagging list to be issued to the contractor. 
  • Report to the CA on the progress of completion of the snagging. 
  • Liaise with the contractor to ensure relevant information is provided to the Principal Designer to prepare the H&S file and that a draft is in place at PC of the work. 
  • Ensure all relevant certificates are provided by the contractor at PC including electrical installation certificates, commissioning certificates, Building Control Completion Certificate.

The role must start in June but we are looking to engage with applicants before the project starts.
